The Victorian Playhouse Kit is pre-primed, unpainted and are
roughly 8’ in height and come in six different sizes (see below). It is a perfect family D-I-Y
project. Or if you prefer, you can also get a local handyman to assemble the playhouse for you.
Either way, the finished product will be a source of pride for many years.

Any additional items needed before assembling your playhouse
can be purchased at any local home improvement store.
In addition to the standard features that come with our
easy-to-assemble kits, you also have the option to purchase a White Deck and Painted Rail
manufactured in our factory. Other options you can purchase for your playhouse include an
inside loft, chimney, and extra windows, shutters and flower boxes.
You will need some simple tools: Screw gun, step ladder, chalk
line, utility knife, and hammer as well as painting equipment if you want your playhouse
painted or stained. Siding and trim are pre-primed.

comes with a floor kit at no extra charge!
The 10' x 12' Victorian Playhouse
does not have a floor kit available due to it's large size.

The 4' x 6' playhouse has 2" x 3" wall studs and roof joists
The floor has 2x4s with 5/8” plywood on top
Loft is made of 2x4s with ½” OSB on top.
Lofts are 30" wide on the smaller playhouses; on the 10' x 12' and larger
they are 4' wide.
The 8' wide playhouses has 2" x 3" wall studs and 2" x 4" roof joists
The 10' wide playhouses have 2" x 4" wall studs and roof joists
There is roughly a 4-5" overhang on all playhouses
To build your own floor, the size of the floor needs to be the exact size
of the playhouse. The walls are designed to go on a wooden deck, so the siding
extends below the wall framing by approx. 3" to cover the floor framing. If you
order the kit without a floor to place the kit on a concrete or masonry floor,
you'll need to add a couple of 2 x 4's under the wall plates or cut off the
extended siding.
We recommend a crushed stone base 1' wider on either side of the
playhouse
Decks are 3 feet deep by the width of the playhouse.

Playhouse and accessory prices do not include shipping. They are shipped by common truck carriers which normally
provide curbside service. This means that you are responsible for unloading your shelter from the truck
and moving it to where you are going to set it up. Some truck drivers will assist you in unloading the shelter
